A New Equilibrium in the West Cambridgeshire Property Market — August 2026
If you’ve been reading the national papers lately, you’d probably think that every house in the country has a queue of thirty people outside it, all clutching bags of cash and fighting over the keys. You might think that if you don't decide to buy a house within four seconds of seeing it, it’ll be gone.
In the CB23 postcode area, the reality is much more sensible. It’s a bit like a Sunday afternoon cricket match at the moment—plenty of action, but everyone is playing by the rules and the atmosphere is measured.
The Great Balancing Act
For a long time, the property market in West Cambs felt like a game of musical chairs where there were twenty people and only two chairs. That meant sellers held all the cards. But as we hit late spring and early summer 2026, things have shifted. We are now in a period where there is significant choice for buyers, having been in a balanced market for most of the early part of this year.
Understanding Local Stock Levels
We track the relationship between the number of properties currently for sale and the number of buyers active in the market. This gives us a clear picture of the current housing supply.
Right now in CB23, the ratio of available homes compared to buyer demand has reached a level of 7.5.
Last month, that figure was 6.9. Earlier this year, it was in the early 6s. In January, there were 590 homes for sale across West Cambs, but we now have 870 properties currently for sale. For anyone currently selling their house, this means you have more competition for sellers to contend with, and you have to ensure you have the best marketing to stand out across the property portals.
More Choice on the High Street
Even though there is a higher housing supply appearing on the market, there is still consistent market activity. On average, 40 homes are being agreed for sale every week in our patch, ranging from 7-figure houses in Elsworth through to sub-150k flats in Huntingdon.
What does this mean for your pocket?
If you’re a seller in West Cambridgeshire, don’t panic. Your home is still a very desirable asset. However, because there are 800+ other options for buyers to look at, you can’t just "guess" a price and hope for the best. You need to be realistic. The average price people are actually paying round here over the last year is about £398,697 across all homes. If you price your home fairly, it will attract interest.
If you’re a buyer, this is your "goldilocks" moment. There’s enough choice for buyers that you don't have to settle for a garden you hate, but the market activity is still high enough that you know buying here is a safe bet.
If you’re just staying put, you can rest easy. Even though the market has calmed down, 353 people have successfully moved house in CB23 alone over the last year. People still want to live here—and who can blame them?
